The focus of the planning is on revitalizing public spaces to make the city more accessible to its citizens. The fine grain of Unterbilk's residential development, which has grown since the Wilhelminian era, is contrasted with long rows of large-scale buildings. This creates a light urban structure consisting of two 6-story blocks. The common thread is a boulevard running from south to north, which is based on the city layout from 1920. It opens onto a square that encourages spontaneous encounters. The neighborhood will be characterized by a diverse mix of uses, including offices, apartments, a hotel, and a daycare center. The 17-story high-rise with around 38,000 m² of office space in the so-called Carré West serves as a symbol of the new location. The east is oriented toward the neighboring Wilhelminian-style buildings with compact structures.
