An innovative new office building is being constructed on the site of the old road traffic authority in the Derendorf district of Düsseldorf. The campus-style complex, with a gross floor area of around 40,000 m², won over investors in a selection process. The triple staggering of the block-shaped structures, evident in the recesses of the façade and the height progression from five to seven stories, harmoniously integrates the building into the urban structure and creates public open spaces. The location makes the building an interface between office and industrial space. The clinker brick facade with its loft character reflects the industrial character, while round projections give the building an elegant appearance that is appropriate to its function. Up to 6,000 m² of office space per level allows for a variety of uses, while 1,000 m² of high-quality ground floor space is designed for bicycle parking, changing rooms, and service areas.
