The dark metal frames of the façade elements suspended in front of the new thermal envelope structure the views and give the building a distinctive, urban appearance with a loft-like character. The facades of the upper floors are further enlivened by integrated conservatories that serve as green loggias. These outdoor areas are assigned to each office unit, allowing users to work sheltered from the weather or take a break in the fresh air. Surrounding roof terraces in front of the penthouse on the sixth floor invite visitors to linger and enjoy views over the rooftops of Frankfurt's city center to the skyline and the cathedral.
The new usage concept only provides for retail space on the ground floor; the first floor is planned as a hybrid floor and can either be used to expand the retail space on the ground floor or accommodate office use. Using different design approaches – conversion and new construction – the competition examined how the building could best be transformed. Economic aspects, ESG criteria, and space efficiency were all taken into account.
