State-of-the-art office space in Mainz city center with rail connections and a hotel – ›Sichtwerk‹ Mainz impresses with its central location, flexible rental space that can be partially divided and combined, and excellent infrastructure.
North of Mainz Central Station, on partially converted areas of the former freight station, a new inner-city residential, commercial, and office district has been created. Between an elongated former warehouse along the railway line, which houses co-working spaces, rental space for start-ups, and a gym, a district with student residences, apartment and office buildings, and a hotel has been created on the triangular area to the southeast between Anni-Eisler-Lehmann-Straße and Mombacher Straße in the southwest.
The Sichtwerk is the final building block of this urban comb structure. The U-shaped building with five full floors plus recessed technical structures faces northeast with its inner courtyard towards the listed warehouse building. In the green courtyard, benches provide a place to sit, while enclosures for bicycles and rubbish keep things tidy. A window front on the ground floor traces the width of the courtyard along Mombacher Straße and marks the entrance to the foyer, which can also be accessed via the courtyard. To accommodate the difference in height on the property, the foyer is designed as a split level on two levels. The two access cores are located to the right and left of the foyer. Up to three separately accessible rental areas are planned for each floor, which can be flexibly combined. In the basement, users have access to an underground car park with fixed parking spaces and a semi-automatic parking system.
The ground floor is clad with a dark gray stone base all around. The facade of the office floors above is color-coordinated and designed as a plastered perforated facade with floor-to-ceiling window elements and glass railings as fall protection, which ensure optimal lighting of the office spaces and individual ventilation of the offices.
