The leasing successes of URBN CBD, OFFICEHOME BEAT, and Mergenthaler M38 at the end of 2025 and the beginning of this year show that well-thought-out architectural concepts are convincing on the market. The revitalization of existing buildings such as URBN CBD and Mergenthaler M38 in particular illustrates how sustainable refurbishment creates modern, future-proof working environments. All projects combine a high quality of life, flexible room design, and sustainable architecture.

URBN CBD, Frankfurt am Main | A. Steigenberger Immobilien GmbH A sustainable office environment is being
created through revitalization in a central downtown location. The latest leasing success comprises around 10,645 m², which has been fully leased to RÖDL (Rödl GmbH) and Forvis Mazars. ESG standards, a green façade, and a sustainable energy supply characterize the project.

OFFICEHOME BEAT, Munich | PANDION AG
The office building in the Werksviertel district comprises around 33,000 m² of rental space and is leased entirely by Siemens. The deal is one of the largest office leases in Munich in 2025. Flexible working environments and high energy efficiency support modern workplace concepts.

MERGENTHALER M38, Eschborn | WÖHR + BAUER
JACK WOLFSKIN is leasing around 6,000 m² of the total 10,600 m² of office space. The sustainable revitalization relies on geothermal energy, heat pumps, and photovoltaics and achieves energy consumption below that of a comparable new building.
