Modern, small-scale office space for rent in an international environment: NICO introduces a new office standard to Frankfurt-Niederrad, the traditional office district of the Main metropolis and home to numerous international corporate headquarters. The area is currently undergoing a long-term transformation into a mixed-use urban neighborhood. Achieving this objective requires new, flexible office structures designed to attract smaller companies and start-ups. NICO’s architecture makes a clear and confident statement in this regard.

The seven-story rectangular new building occupies a site enclosed on three sides by streets within the Colmarer Straße ring. The façade rises elegantly between the two street-facing corners, accentuating the two double-height entrance areas. Above, the ribbon façade of the office floors is articulated by textile elements mounted in an irregular grid across the windows. Loggias recessed into the office floors add spatial depth and create attractive outdoor areas for the individual units.

The side elevations are defined by two massive V-shaped supports that frame the entrances to the inner courtyard at the front ends of the building. Broad staircases lead to the first floor and to a landscaped oasis above the ground-level parking deck. From the central courtyard—the heart of the building and a communicative lounge area—four symmetrically arranged circulation cores located at the inner corners provide access to the individual rental units. The plaster façade facing the courtyard echoes the horizontal articulation of the street façade, with window elements arranged in an irregular rhythm within the gray bands.

The interior fit-out is modern and sustainable. Individually controllable heating and cooling ceiling panels with integrated acoustic properties, mechanical ventilation, and operable windows ensure a high level of workplace comfort. All common office typologies can be accommodated within the floor plan. Up to six rental units per floor can be configured within 2,614 m² of lettable space. In total, approximately 15,700 m² of rental space is available across six floors, which can be flexibly subdivided into a maximum of 36 units.
