German Design Award 2025 - The winner is...ONE TWO ONE!

The corner building at Zeil 121 in Frankfurt am Main, known locally as the Esprit House due to its use as a flagship store, stood empty after the main tenant moved out. However, its central location and good structural condition offered great potential for transformation into a sustainable, flexible, and innovative mixed-use property. Our concept gives one of the most prominent locations on Frankfurt's Zeil a modern appearance, taking into account the latest ESG criteria. A durable building must be highly adaptable to changing conditions. A new hybrid usage concept combines retail and office space in one of the most important downtown locations in Frankfurt am Main.
