Revitalization of an office and commercial building

On behalf of OFB, holger meyer architektur planned the sustainable revitalization of the office and commercial building in a prime downtown location in Frankfurt, transforming the currently unremarkable property into an attractive address and an urban building block. 

The building, which dates from 1974, is located south of the Zeil—one of Europe's highest-grossing shopping streets—in a fully developed block between Bleidenstraße and Holzgraben to the north (the German name "10tral" plays on the term "zentral," which means "central"). The popular and diverse neighborhood around Liebfrauenberg offers space for smaller shops, restaurants, bars, and cafés due to its small-scale development structure consisting of old and post-war buildings. The upper floors of the buildings are generally occupied by offices, law firms, medical practices, or apartments.

It is built into a row of houses on both sides and spans the entire depth of the block from Bleidenstraße to Holzgraben. Access is possible from both streets. The two-story underground car park is accessed from Holzgraben. For the conversion, the existing structure on the upper floors was stripped back to the supporting structure, and the penthouse floor was completely removed. The old dark cast aluminum facade was dismantled, and the building was structurally extended to the north towards Holzgraben. To provide sufficient light for the interior spaces of the enormously deep building, a new inner courtyard was cut into the center of the structure. The penthouse floor was then rebuilt around the atrium.

Following the renovation, the building now presents itself as a transparent urban building block and has become an urban address for modern office and retail space. Thanks to the floor-to-ceiling glazing on the upper floors, the new curtain wall and highly energy-efficient glass facade create a spacious ambience in the exclusive office space. A solid supporting structure placed directly in front of this glass facade gives the street facade structure and depth. The irregular division of the facade panels creates a varied interplay of material, light, and shadow.

The two-story foyer facing Bleidenstraße gives the building its address. In addition to the sales rooms of a traditional Frankfurt company, the first floor also houses other retail spaces. The fourth floor and the parapets of the roof terraces in front of the penthouse floor are incorporated into the façade. It forms an elevated upper edge and seamlessly integrates the building into the surrounding structures. The newly added fifth floor houses meeting and conference rooms. The roof terraces facing the streets offer spectacular views of the neighboring St. Catherine's Church and the Frankfurt skyline.

Once the revitalization is complete, the building will meet the LEED Gold sustainability standard.
