The new building on Nymphenburger Straße combines urban living with a green retreat close to the city center.

Nymphenburger Straße connects the district of the same name in northwestern Munich with the city center. Like the surrounding properties, this residential building is divided into a front and rear building. The space created by the building lines set back from the sidewalk is typically used as a front garden and play area. The front building is a three-sided, free-standing, five-story building that matches the height and roof shape of the neighboring buildings and closes the street line, but its differentiated façade design makes it a noticeable address in the urban space.

Green living in the heart of Munich

The rear building is positioned across the depth of the property and incorporates the design elements of the front building. The 90-degree rotation relative to the neighboring houses improves lighting and opens up the property to the green inner courtyard bordering it to the north. This creates space for an urban oasis of calm with a lively landscape of terraces, loggias, and balconies. The rounded corners reduce the mass of the five-story block.

Access to both buildings is centralised between the front and rear buildings via an intimate patio, which is reached via a passageway from the street. The two stairwells are connected to the patio, providing access to a total of 53 residential units. A two-storey underground car park with 58 parking spaces under the new building is accessed via a double lift system.
